As of January 1st, 2009 the "Home Valuation Code of Conduct" will go into effect! How will this effect your Las Vegas Appraisal?

Mortgage brokers will no longer be allowed to select or pay appraisers. This could force buyers to purchase more than 1 appraisal

What caused this new code of conduct? Inflated Appraisals!!!

We will have to wait and see how this is going to effect the appraisal industry!

A networking event is not about you or your service or product. It's about everyone else that's there but you. Nobody likes a taker. Don't come up to me and puke your elevator pitch on me. Instead, tell me your name and then ask me mine.

Tell me how long you've been in Vegas then ask me how long I've been here. Tell me about your family (be brief) then ask me about mine. Tell me about your dreams then ask me about mine.

Now, watch this. Ask me what I do, then STFU and listen. Can you do that? Listen. And pay attention. Ask me probing questions about me, me, me. Find out as much as you can about me. Ask me if I have a Website then go to my site and learn as much as you can about me. Find out what makes me happy. What I need. What a good referral for me would be.

Las Vegas Home Prices have dropped to prices similar to what we were seeing in 2004 before the big boom. There are many reasons for this huge drop in prices, but the main reason is because of all the foreclosures! Banks have had to drop prices to get these Las Vegas Homes off of their books as quickly as possilbe.

I expect to see prices to continue to drop through 2008 and then begin to level off as we enter spring of 2009. With the openning of Project City Center in 2009, we will begin to see more and more people relocating to Las Vegas for jobs. When this happens, much of our standing inventory will be absorbed causing prices to level off and possibly rise.

Anyone that drives by the area of Paso Verde and Gibson will see a chain link fence surrounding an unfinished midrise condo project called Vantage Lofts. According to the Las Vegas Sun Newspaper, the owners of Vantage Lofts still predict that they will finish the project sometime in the near future but because of the current market and the cost of construction, they have had to put the project on hold.

Once completed, many of the lofts will have some incredible views of the Las Vegas Valley and the Las Vegas Strip!

Let's all hope that the owners can get the financing they need and get this project completed.

Many Las Vegas Homeowner's are faced with a tough decision in today's real estate market. They want to sell their home but unfortunately their home is worth less than they owe! This has caused many Las Vegas Homeowners to let their home go into foreclosure?

Their is another solution and thats doing whats called a "Short Sale". A Short Sale is where the bank agrees to take a loss on the property and are willing to accept a sales price of less than what you owe.

Make sure whomever handles the sell of your home has experience in Short Sales! If not, it could cost you money in the long run!
